There were no staff on arrival and it seemed they wanted to rely on self check in with info sent to you by messages and emails.
(Of which I was inundated)
I struggled to find my room and when I did the code I was given didn’t work until the fifth time of trying. The room felt dirty and the carpet by the window had lifted up. The room was dated and in need of maintenance / redecoration.

I would never recommend this hotel. Our room was on the 3rd floor, no elevator and the room was shocking. Worn and dilapidated. There is no one to talk to, no lobby or anyone working there. we only saw one person ( very friendly) who was doing breakfast which was £8 continental (pretty dismal) or £15 for hot breakfast which we never had.
The reviews gave it a rating of 8.8, but if you look, that number was from years ago. The shower drizzles out and you have to run it for ages before you get hot water. Once that came in it was fine. Again, we could not wait to get out of there.

Quite a disappointment.
We were fortunate that a young man happened to be there when we checked in to show us how to get into our room. I suppose it was an attempt to have antiques, but that does not mean comfort. The bed needs to be put out to pasture. The drapes were threadbare. Our interior door knob came totally off. The light over the bathroom did not work. The water pressure was barely enough to rinse the soap off. We did not choose the continental breakfast which consisted of cereal toast for 8 pounds. We walked out into the back garden, and there was trash all against the building. Not a very pleasant place to sit and enjoy.

This was such a lovely hotel. It is a little further out, but the bus stops right across the street and is a 10 minute drive to the Bath Abbey. You could also probably walk it in 30 minutes.

Comfortable and Friendly
This was a convenient hotel about 10 minutes by taxi from the city centre. Upon arrival we were warmly greeted and our room was spacious with good amenities. The bed was extremely comfortable and the shower although a bit cramped was powerful. It was lovely that you were provided with a fob to gain access to the hotel outside of operating hours. Although the hotel may be in need of an update, our state was pleasant and comfortable.

A very lovely period hotel set amongst a beautiful garden. Convenient for trips around the Bath area without the worry of parking in central Bath when you return. Just under a 2 mile walk to Roman Baths, but there are other sights not much more than a mile away, and there is a nice walk in via the the canal to the centre.

Lovely charming stay
Well reading the reviews before our stay this seems to be a 'marmite' hotel.
In our opinion, it was wonderful... lovely room with 4 poster bed and lovely friendly service.
We went out for breakfast there are numerous options near by.
It isn't a modern shiny, characterless hotel. It's a delightful hotel full of charm and original features.
