Breakfast is only hot drinks and cereal bars. Very limited. Given a room and was feeling humid, cold, heater not working and TV not working. However once we requested a change of room, the second room was better. Rooms are outdated, kitchen units are falling apart and cleanliness is average. Beds are comfortable.

The only reason I gave this property a two was the staff. They were friendly and helpful. The hotel was AWFUL. It was filthy! All of the surfaces were sticky. Ew! The stove was rusty and dirty. The refrigerator was dirty and smelled bad. The tub had been resurfaced long ago, and was pealing off in large chunks. There was mold and mildew everywhere in the bathroom. And the smell was just too much. We were scheduled for four days, but checked out immediately, and went somewhere else. Expedia lists this as a three star hotel. It is NOT! Do not stay here!

Extended Stay America is Irvine is my go-to place whenever I come down to visit my son and grandchildren. In general, it has a great location, close to everything, and a great value.

Room was very clean and had the amenities we needed. The parking lot unfortunately was being re-paved so parking was a bit difficult. We did find spaces in the shopping area next to the hotel, but we did feel a bit uneasy parking there. Hotel is in a great area, walking distance to dining and 3 minutes away from the train station, and the Irvine Spectrum Center, so that was very convenient.

The beds are uncomfortable, restrooms and showers are lackluster, and the windows/fixings/lobby are outdated. I Won’t Be Back

For sleeping and changing clothes, the room serves its purpose. Everything else is below standard. For this hotel to be in Irvine, in an industrial business setting and around the corner from the beautiful Irvine spectrum is sad. Looks like it hasn’t had an upgrade since it opened. The mattress on the sofa bed needs to be in the trash. Housekeeping had not been completed before my stay. A used bar of soap was still in the shower. There was food under the sofa, cobwebs on the side of the dresser and the microwave was not clean. I had to ask for bedding for the sofa and was given king size sheets. I asked for towels twice and never got them. Asked for extra pillows and was told they ran out. I need a refund. Not happy with my stay at all.

Plus we kept hearing banging from the other side of the wall, like they where nailing to the wall. Staff is so unfriendly, rude whet asked for assistance. Room was clean and comfortable overall.

Overall decent for the price but had rough edges. The room smelled like a cat had been in there. The floor felt sticky. Some electrical outlets didn't work. Bed was decently comfortable. I slept well. Lots of closet space. The complex was relatively quiet and convenient location near a bagel shop and 711. The grounds were nicely kept.
